There are several critical factors that are necessary for a sale.  Some of these are under your control.  Some are not. 

 

The factors that you do not control are location and competition.  You can’t move your house, so it’s location is what it is.  Poor locations can only be compensated for by a lower price.  The market is either a buyer’s market with lots of competition for the available buyers or it is a seller’s market with lots of competition for the available houses.  In reality, many of the houses on the market won’t sell due to factors such as poor condition or over-pricing.

 

The factors that you control are price, condition, and the agent you select.  These are the factors that you should spend the most time working on, because they give you the biggest chance to impact the market time and sales price of your house.

The price is absolutely critical to selling your house in the least time and for the most amount of money.  Strangely, the homes that are priced higher than the market indicates they should be priced often sell for much less than their actual market value!  Homes priced accurately have the best chance of selling close to list.  You can depend on our analysis to be accurate.  We will neither give you too low a price or too high a price.  Our goal is to have our sellers’ homes listed within 5% of where the market indicates.  It doesn’t help the seller or us to have an overpriced home on the market!
